Roof inspections are condition-based and visual. The level of checking depends on the selected report, roof access, site safety, weather, roof fragility, and whether components can be checked without causing damage.
Basic Report scope
The Basic Report is based on an external visual inspection only. It does not include lifting, removing, dismantling, or disturbing roofing materials, flashings, cappings, fixings, insulation, linings, or other building elements. Findings are limited to conditions visible at the time of inspection.
Comprehensive Report scope
The Comprehensive Report may include careful, limited lifting or checking of accessible roofing components such as loose or serviceable cappings, laps, flashings, or related details where this can be done safely and without damage. It does not include destructive testing, removal of fixed building elements, concealed cavity inspection, structural engineering assessment, plumbing/electrical assessment, or any action that may compromise the roof system. Any inaccessible, sealed, fragile, unsafe, or fixed areas will be excluded and noted where relevant.
RoofVision does not carry out destructive testing, structural engineering assessment, plumbing/electrical assessment, concealed cavity investigation, or inspection below roof cavity spaces as part of these standard report options. Inspections are limited to roof areas and roof components that are safely accessible and visible from above the roof cavity space. If an area is unsafe, inaccessible, sealed, fragile, fixed, weather-affected, concealed, or not reasonably visible, it may be excluded from inspection and noted where relevant.
